Modular Affordable Housing

The average cost of a three-bedroom home in Dublin is now almost half-a-million euros. It is becoming even more difficult for first-time buyers to get on the property ladder and the supply of houses is too low to service everyone. While the solution might seem to be new builds, which take a significant amount of time and money, affordable housing can seem like an impossibility. At least it does if you use traditional building methods.

By using Light Gauge Steel we are able to create affordable low lead time new builds anywhere in the country. The core of our process is the use of Modern Methods of Construction which are more sustainable, cost-effective and efficient than brick and concrete construction.  This allows us to provide a solution to the current housing prices.

Our process is not confined to individual builds, we have the capacity to build full private and public housing developments. Offering a fully bespoke build that can be consistently replicated for any project size. By working alongside you throughout the whole process to ensure that we are creating your vision.

At MFC we pride ourselves in not only meeting regulations but exceeding them across the board. We are fully compliant and regularly exceed the requirements of all relevant building regulations. This means we stay within regulations even when they become tighter. We are committed to combatting climate change so we have always strived to create Net Zero Energy Buildings even before regulations were put in place for energy requirements.

Fully Bespoke Individual Homes

Bespoke Individual Modular Home

Whether you love Victorian or Edwardian architecture, or if you prefer more modern styles we can create a sustainable home for you.  All of our individual builds are completely bespoke so you have the final say on every aspect.

Even better, we can do it in a fraction of the time and cost of a traditional new build.  All you need is a site and we will design your home to your specifications and work with you to ensure the final product fits your vision.

This includes energy options- such as PV panels-, accessibility features such as low sinks, and virtually anything else you can think of. Just have a look at the case study below to see how we constructed a 3500sqft Victorian style home in less than 5 months.

Sustainable Affordable Housing

We don’t only make individual homes at MFC, we can work with you on large-scale projects for councils and housing developments. Our processes allow you to get your development off the ground and livable much quicker and more cost-effectively than traditional builds.

LGS frame construction provides the perfect solution for te housing crises. By building most of a home in a factory setting we can deliver consistent quality quickly and without delay.

75% of our steel is recycled, and 100% of our scrab steel will go on to be recycled. Combined with our renewable energy options, air tight structures, and use of modern methods and technologies our buildings easily meet Net Zero Energy Building regulations.

Steel Frame Apartments for urban affordable housing

Metal Frame Construction Apartments

In high-density urban areas, a single house is not always a practical solution for affordable housing. When this is the case we use the same building methods to create apartments.

LGS retains all of its same benefits when being used for apartments that it has for houses. Enabling low lead time builds from sustainable materials and a cost-effective building process.

The properties of light gauge steel allow for long spans and open spaces, for lobbies and open plan layouts. This is made possible because unlike timber LGS doesn’t twist and stays completely accurate and uniform. While our off-site construction methods allow for much quicker installation in urban areas, minimising local disruption.
